WATERFRONT HOMES

So you’re looking to purchase a waterfront home in the Hamptons! Congratulations - these are truly some of the most stunning homes along the East Coast, combining luxury living with pastoral beauty and all the relaxation that comes with owning a home on the water. If you’re new to owning waterfront property, there are several things you’ll want to consider. Read on to learn more about the factors you should consider before diving in to the world of Hamptons real estate

OCEANFRONT OR BAYFRONT?

Some of the Hamptons’ most gorgeous and stunning homes are the ones that look out over the ocean. Imagine waking up to natural light pouring in through your window and breathtaking views of the sparkling Atlantic Ocean! Many of these homes are sleek and modern, featuring plenty of wide windows and sliding glass doors to fully enjoy the views. However, you do want to consider the wear and tear that oceanfront living can take on your home; you will likely need to do some more frequent maintenance on the home than you would otherwise. Hurricane season can always take a toll on property, so you’ll need to be equipped with insurance to protect against any storm damage.

You might find it more desirable to look for homes that face the bay, as these offer all the pros of waterfront living without the intensity of the ocean. While you’ll have some calmer waters and often be able to enjoy aquatic activities more easily, you also don’t get the benefits of living right on the ocean - so make sure to weigh the pros and cons before putting in any offers!

EASY BOATING ACCESS

If you own a boat or are considering purchasing one, you’ll definitely love life in the Hamptons. There are plenty of great opportunities for getting out on the water! However, when searching for a home, you’ll want to make sure that the property is properly equipped for all your boating needs. Some homes may not have storage for your boat, so you’ll want to make sure you have easy access to a harbor or marina.

Homes with a dock are often worth the investment, especially if you’re eager to partake in water sports; a dock instantly adds value to the property, mainly because it’s quite difficult and time-consuming to get approval for one to be added.

HOME IMPROVEMENT

When living in a waterfront home in the Hamptons, your home improvement schedule will likely be a bit different - and far more rigorous - than you’re used to. You can expect a bit more wear and tear due to high winds rolling in off the ocean, and you’ll need to take some precautionary measures when preparing for hurricane season. You should also keep in mind that some of the approval agencies and permitting processes will take much longer than you may be used to, simply due to the many considerations the area lends itself to. Wetland and environmental protection agencies are typically on these review boards to ensure that the land is not irreparably damaged or affected, so you should expect any requests to take longer before they’re approved.
